Monthly rent is due on the 1st of each month with a short grace period before late fees apply; details are clearly stated in your lease so there are no surprises. Most homes require a security deposit equal to one month’s rent, refundable at move-out based on the condition of the home, plus a modest non‑refundable application fee per adult to cover background and credit checks. If rent is paid late, a fixed late fee and, if needed, a small daily charge may be added until the balance is paid, in line with San Antonio and Texas regulations.

Clear Fees
To help families plan ahead, we outline all move‑in costs up front, including first month’s rent, security deposit, and any pet deposits ($25/pet) or one‑time admin fees. Application fees are kept affordable and are only charged once per applicant, and we never add hidden “junk” fees. Late fees are structured, transparent, and capped as allowed by Texas law, and we encourage residents to contact us early if they anticipate payment issues so we can discuss possible arrangements before penalties are added.
